How to use the mortgage calculator
- Enter the property price and your down payment.
- Enter the fixed annual interest rate and the term in years.
- To see the total cost, add your estimate of purchase costs.
- Review the payment, loan-to-value, interest and the yearly amortization schedule.
Mortgage payment formula
Loan = Price − Down payment · Payment = L × i / (1 − (1 + i)^−n)
What each variable means
- L
- loan amount
- i
- monthly rate = annual rate / 12
- n
- term in months
The total cost adds the down payment, any costs you enter and every payment made to the lender.
Mortgage calculation example
A €250,000 home with a €50,000 down payment: €200,000 is financed (80%). At a fixed 3% over 30 years, the payment is €843.21 and you'll pay about €103,555 in interest.

Assumptions and limitations
- Fixed-rate mortgage with a constant payment.
- Insurance, fees and rate changes (variable or mixed mortgages) are not included.
- Purchase costs are only included if you enter them.
- Loan-to-value is calculated on the purchase price, not the appraised value.
Frequently asked questions
How much mortgage can I afford?
A common guideline is to keep the payment around 30–35% of your net income or less, although each lender applies its own criteria.
Does it work for variable-rate mortgages?
Only as an estimate at today's rate. With a variable mortgage the payment changes at every review of the reference index.
