How to use the capital gains calculator
- Enter the purchase price and its costs.
- Enter the sale price and its costs.
- Enter the applicable tax rate if you want an estimate, and review the net gain.
Capital gain formula
Gain = (sale − sale costs) − (purchase + purchase costs) · Tax = gain × rate
Purchase costs add to the cost basis and sale costs reduce the proceeds, which lowers the taxable gain.
Capital gain example
You bought for €8,000 with €20 of costs and sell for €12,000 with another €20: the gain is €3,960. At 20%, tax would be €792, leaving €3,168.
